Retrofitting is not just about cutting electricity bills – it’s about integrating smart systems, such as Building Management Systems (BMS), advanced metering, and automated controls. These technologies give facility managers real-time visibility over consumption and enable proactive decisions.

Focusing on efficiency first means reducing energy demand before adding renewable sources, which allows for smaller, more cost-effective systems. Many businesses still equate sustainability with simply installing solar panels, but without optimising efficiency first, renewable systems are often oversized and more expensive than necessary.

Leaders in retail and commercial property are already embracing this approach. Major retail groups have partnered with technology providers to enhance operational efficiency. In one case, retrofits addressed everyday energy management challenges and revealed opportunities for additional smart controls – ensuring lights and systems are switched off after overnight stock-taking, further reducing unnecessary consumption.

The evolving benefits of retrofits show that efficiency-first thinking is not a one-time improvement but a long-term strategy. By reimagining existing buildings through this lens, South Africa can preserve architectural landmarks, reduce environmental impact, and create modern, sustainable spaces that meet the demands of the future.
